Building Process

PRECONSTRUCTION:

This is the phase where you finalize your financials, choose your lot, determine your house plans, and decide on pricing, start and finish dates. The Stonebridge designer will complete your blueprints, contracts are signed, and building permits are obtained.

SITE PREPARATION/THE FOUNDATION:

The lot is cleared of all trees, brush and/or debris except those trees you have specified to be saved, if any. A survey crew plots the house. The basement is excavated, the footers and foundation are poured in place, waterproofing is applied, drain tiles are placed around the foundation, sanitary, storm, water, and gas lines are installed. The foundation is inspected by building officials, it is backfilled, and then the lot is rough graded.

FRAMING:

Once the foundation has been backfilled framing can begin. The steel posts and beams are set, the first floor deck and walls are built and sheathed, the second floor (if applicable) and finally, of course, the roof. Vapor barrier, and windows are also installed at this time.

ROOFING:

After the house is framed the roof system is placed.

ROUGH PLUMBING, HEATING, VENTILATING, AIR CONDITIONING, AND ELECTRICAL WORK:

All plumbing, mechanical, and electrical rough-in work is begun inside the home, and inspected by building officials. You will have a walk-through at this time to discuss the placement of lighting, electrical switches and outlets.

EXTERIOR SHELL:

The exterior shell of your home begins: brick, stone, dryvit (stucco), or siding.

INSULATION:

After inspections have been passed, the insulation is placed.

DRYWALL/PAINTING:

At this time you will receive a list from Stonebridge designating what finishes you need to select. After all the walls are insulated drywall is hung, taped, and finished.

PAINTING:

Painting can proceed once all the drywall “mud” is cured.

FINISH WORK:

Interior Finishes:

Now is the time when everything comes together and you begin to see the beautiful finishes you have selected. Painting continues, cabinets, shelving, sinks and counters are set in place, trim is painted or stained and placed, hardware is installed, electrical light fixtures, outlet plates and cover plates go on, doors are hung, bathroom accessories, mirrors, and shelving go up, and wood, stone, tile, and/or vinyl flooring is placed. Lastly the pad and carpet is laid.

Exterior Finishes:

Outside your home the yard is receiving a smooth grade, the driveway and sidewalks are being poured, underground irrigation (if applicable) is being installed, sod or seed is going in, landscape beds are being planted, and last but not least, your mailbox is installed.

CLEANING AND INSPECTION:

The final step to take place before we turn over the keys is to bring in the cleaning crew and do our own inspection of the home. Our goal is to have everything ready and in place before you do your final walk-thru.

The above schedule is a, simplified, abridged version of the actual construction process. It gives you a basic idea of what to expect and what comes next. Please keep in mind that things do not always occur exactly in the order that we have stated here and that schedules need to be somewhat flexible to allow for unforeseen changes that may occur, such as inclement weather or delays due to special or custom order materials.

OPEN DOOR POLICY:

Throughout the building process you are always welcome to come into your home at any time, however, it is important for you to realize that you are entering an unfinished space, and that there are potential dangers, and that you do so at your own risk.
